A joint venture of Sunrise Senior Living and Lincoln Property Company has retooled its Wilshire Corridor proposal at 10354 Wilshire Boulevard, Santa Monica, pivoting to the city’s Housing Incentive Program to expand the plan. The refreshed application, filed in August, now envisions a 20-story tower on Wilshire paired with a four-story companion building along Ashton Avenue. The site currently contains a 40-unit apartment building slated for redevelopment.
Design duties have shifted to HKS Architects.

The prior iteration targeted a senior housing community with 178 homes atop parking for 192 vehicles, arranged as an 18-story tower on Wilshire with a three-story rear building on Ashton. The new filing pushes the Wilshire structure to 20 stories (approx. 283 feet) with three levels of underground parking, and increases the Ashton building to four stories with one level of below-grade parking. In total, the program grows to 185 residential units plus 30 guest rooms.
Renderings describe a glass-and-steel high-rise on Wilshire balanced by a Spanish-influenced low-rise on Ashton. The composition keeps the tower’s contemporary expression on the boulevard while reserving the traditional language for the neighborhood-facing frontage.

The project is one of multiple older-adult housing efforts moving forward in Westwood; another plan would deliver a 12-story building on the Westwood Presbyterian Church campus, replacing a parking lot. Both Sunrise and Lincoln remain active across Los Angeles.
