Plans have been submitted to the Los Angeles Department of City Planning for a new multi-family residential development at 8939 Kramerwood Place in Mid-City. The project, proposed by CityPads, will replace four existing single-family dwellings with a contemporary seven-story structure featuring 144 apartments above a 39-space parking garage.
The mix of studio, one-, and two-bedroom units will include 24 apartments reserved as affordable housing, qualifying the development for streamlined approvals and additional density through the city’s housing incentive program.

The Albert Group Architects is responsible for the design, which presents a clean, rectilinear massing with alternating vertical bays and inset balconies. Renderings depict a neutral façade palette highlighted by warm wood-tone accents and a system of layered setbacks. Outdoor amenities will include a rooftop deck with open seating and landscaped gathering zones, as well as a smaller terrace above the ground floor.
The project joins a growing cluster of new residential development along the Kramerwood-Helms corridor, a pocket of Mid-City seeing reinvestment due to its proximity to the I-10 Freeway and established employment centers. One block away, CityPads recently secured approvals for a 72-unit building at 8931 Helms Place, signaling a coordinated infill effort in the area.
Once completed, the Kramerwood building will add new housing options within walking distance of Robertson Boulevard and provide a contemporary addition to Mid-City’s evolving residential landscape.
