Construction is now complete on a new mixed-use residential building at 4008 Martin Luther King Jr. Boulevard in Baldwin Hills. The project was developed by SoLa Impact, continuing the firm’s series of affordable and workforce housing projects across South Los Angeles.

The five-story building features 70 apartments in studio and one-bedroom layouts, along with 437 square feet of ground-floor retail space and a 35-car garage. Seven apartments are designated as affordable housing at the extremely low-income level. The project was approved under the Transit Oriented Communities incentives, allowing additional height and density due to its proximity to transit corridors.

The Architects Collective designed the contemporary structure, which presents a clean façade of alternating teal, white, and ochre panels. Vertical window groupings and recessed entries create visual depth, while small amenity decks and landscaped areas provide outdoor space for residents. The final build closely matches earlier renderings, maintaining the simple modular geometry of the approved design.

The property is located just west of the Baldwin Hills Crenshaw Plaza, near future transit-oriented redevelopment sites including the Marlton Square project and proposed mixed-use additions at the mall itself. The new building adds to a growing pattern of infill housing and mixed-use renewal along the Martin Luther King Jr. Boulevard corridor.
