A new residential project has been proposed for development at 8931 West Helms Place in Baldwin Hills, Los Angeles. The project proposal includes the development of a new five-story building offering 78 dwelling units and onsite parking. The site is currently improved with three, one-story single-family dwellings which will be demolished.
8931 Helms LLC is the owner. The Albert Group Architects is responsible for the designs. Plac-E is the landscape architect.
The property is a relatively flat and rectangular site, comprised of three lots totaling 16,365 square feet of lot area. The scope of work includes the construction of a five-story multi-family residential building offering 78 units. The project proposes 24 studio units, 53 one-bedroom units, and one three-bedroom unit. Out of the total, 11 units will be available as very low-income units and one unit will be available as extremely low-income unit.
The project will provide 17 parking spaces in an at-grade parking level, with one driveway accessed from Helms Place. The project will also provide 61 long-term and 6 short-term bicycle parking spaces. The building will rise to a height of 61 feet and span an area of 48,432 square feet. Residential amenities are proposed in the form of a recreation room, a roof deck, and private balconies. Pedestrian entrance is proposed along Helms Place and will provide direct access to the lobby, and three recreation rooms. One recreation room will be accessible from the street, for a total of four recreation rooms.
No protected trees will be removed from the subject site; five existing, non- protected trees will be removed from the site; there are no street trees along the public right-of- way, no street trees will be removed.
A City Planning Commission hearing will be conducted on January 09, 2025, details of joining can be found here. The estimated construction timeline has not been revealed yet.
