A six-story mixed-use development has reached completion at 3045 South Crenshaw Boulevard in the West Adams neighborhood of Los Angeles. Located at the northeast corner of Crenshaw Boulevard and West 30th Street, the project replaces the former West Angeles Church campus.
SKR Owner, LLC is listed as the owner and applicant, with design by AC Martin. CIM Group is the project developer.

The project brings 168 residential units to the site, arranged across studio, one-bedroom, and two-bedroom configurations. Seventeen of these units are reserved as deed-restricted affordable housing for extremely low-income households. The residential component is located above approximately 40,000 square feet of ground-floor commercial space. The building also includes a 253-car garage integrated across multiple levels.
Amenities available to residents include a landscaped central courtyard, a swimming pool, fitness center, and two rooftop decks offering elevated outdoor space. The site area spans approximately 95,800 square feet and maintains primary frontage along Crenshaw Boulevard, with vehicular access through West 30th Street.

Entitled in 2018, the project complies with the South Los Angeles Community Plan Implementation Overlay and utilized Transit Oriented Communities (TOC) incentives to exceed base zoning limits. It lies within Tier 3 TOC boundaries due to proximity to the Expo/Crenshaw E Line Station.
Architecturally, the building features a contemporary massing defined by clean lines and rectangular forms. The design incorporates alternating vertical bands in black and white paneling, large grid-set windows, and inset balconies. A red-accented vertical sign labeled “RETAIL” provides visual emphasis on the commercial base, while planters and climbing vegetation introduce touches of greenery along the public-facing edge.
No official timeline has been announced for commercial tenant occupancy.
