A new six-story mixed-use project is planned at 5451 West Adams Boulevard in West Adams, Los Angeles. The proposal, filed by CIM Group, would replace the longtime Advance Food Market property with a contemporary building featuring 142 apartments above street-level retail.

Design work is being handled by Kevin Tsai Architecture. The current proposal builds on earlier redevelopment efforts for the site, which originally targeted a smaller project.

Current plans envision a six-story structure of about 103,000 square feet, with 142 apartments situated above just over 8,000 square feet of retail space. A podium-level garage with capacity for 99 cars would provide parking for residents and shoppers.

The residential component combines studios, one-bedroom, and three-bedroom layouts. To achieve additional scale, CIM Group is applying the city’s housing incentive program, which grants density and height bonuses. In exchange, 13 apartments would be designated as affordable to Extremely Low-Income renters

Renderings depict a modern six-story building with a crisp façade articulated by vertical elements and recessed sections. Box-style balconies project from the upper floors, while transparent glass storefronts line the street to create an active frontage. Above the retail podium, a landscaped terrace would provide outdoor space reserved for residents.

A previous project proposal called for a smaller four-story project with 68 apartments and a Trader Joe’s supermarket at ground level. That version stalled, and the new filing reflects a denser program shaped by the city’s updated housing incentive framework.
