Leasing is underway at 2535 Alsace Avenue in West Adams following completion of a six-story residential development by CIM Group. The building contains 47 studio and one-bedroom apartments, along with approximately 400 square feet of commercial office space at the ground floor. CIM Group announced the property’s completion and opening in September 2026.
Four of the apartments are reserved for households earning no more than 50 percent of the Area Median Income. The completed development also includes a rooftop entertainment area, barbecue and lounge space, and bicycle storage. Select apartments feature private balconies, while individual residences include hardwood flooring, stainless-steel appliances, and in-unit washers and dryers.
The exterior uses a predominantly light-colored facade broken up by orange accent volumes around several corner window groups. Dark-framed windows are arranged across the six levels, while recessed portions of the longer elevation introduce balconies and open-air breaks within the otherwise compact massing. At street level, the orange treatment returns around the main entrance and ground-floor openings, visually separating the base from the residential floors above.
The building’s available floor plans span both studio and one-bedroom configurations. Current leasing materials list a 406-square-foot studio layout, while advertised one-bedroom plans range from approximately 480 to 631 square feet. The property website identifies 2535 Alsace as now leasing.
2535 Alsace sits just off West Adams Boulevard and is located within a Qualified Opportunity Zone. With construction complete, the project has transitioned from development into occupancy as CIM Group begins leasing the new residences.
