Meta Housing Corporation is advancing a new senior housing project at 21010 Vanowen Street in Canoga Park, pairing high-volume affordability with design-forward ambition. The six-story, 395-unit development is designed for low- and moderate-income senior residents and signals a maturation of Warner Center’s housing network.
Set to replace a single-story office structure and adjacent parking lot, the new building includes subterranean parking for 54 vehicles. It offers a mix of one- and two-bedroom units reserved for seniors, aligning with eligibility under the Executive Directive 1 streamlined approval path and tapping density bonus provisions for housing innovation.
The design, led by Y&M Architects, presents a layered façade of brick veneer, metal accents, and vertical patterning to mediate mass and light. The structure’s six-story slab is organized into differentiated zones, with slight setbacks and façade modulation softening the scale. Ground-level glazing and thoughtfully placed entries tie to pedestrian routes and future mobility corridors.
A key driver behind the design is town-center synergy. The project site is located within the Warner Center 2035 Plan boundary which is a region designated for high-density residential and commercial integration. The project dovetails with adjacent office-to-housing conversions and next-phase transit planning.
Financing details reflect strong institutional backing: this project is a joint venture with the Foundation for Affordable Housing, and the budget is projected at $124.7 million. Private institutional and public subsidies, combined with tax credit and housing trust fund vehicles, will likely structure its viability.
Once complete, residents will live within walking distance of Warner Center’s retail, transit corridors, and emerging mixed-use nodes.
