Permits have been resubmitted for a redesigned residential complex at 810 North Marengo Avenue in Pasadena. The project, developed by RAM Pasadena Development, LLC and newly designed by EJA Design Studios, proposes a contemporary three-story structure with 32 apartments above subterranean parking for 52 vehicles.
Plans indicate a mix of market-rate and very-low-income apartments, allowing the project to qualify for density bonus incentives that provide relief from certain zoning standards while encouraging the inclusion of affordable housing within the city’s established neighborhoods.

The development replaces a prior concept with a more sculpted architectural composition centered on open space and natural light. The revised design forms a U-shaped layout that wraps around landscaped courtyards and a pedestrian passageway leading toward the southern edge of the site. The configuration maximizes light access for each unit while creating multiple shared outdoor areas.

The new design blends modern and warm materials, including brick veneer, metal panels, and vertical wood elements. The building’s massing steps down toward adjacent properties, reducing visual impact and improving compatibility with surrounding homes. Deep-set windows, balcony recesses, and wood trellises create layered façades that emphasize depth and shadow. The landscaped areas feature drought-tolerant planting, shaded seating, and a soft perimeter edge that transitions to the sidewalk.
At street level, transparent glazing connects indoor amenity spaces with the public realm, framing views into the central courtyard. The design’s open-air walkway bridges the two residential wings, allowing visual permeability across the site and reinforcing its courtyard identity.

When completed, it will introduce 32 new residences in a landscaped, human-scaled setting along Marengo Avenue, demonstrating how density and design can coexist within Pasadena’s evolving housing landscape.
