Plans have been submitted to the City of Los Angeles for a new affordable housing development at 2100 South Crenshaw Boulevard in Arlington Heights, where a low-rise residential building is proposed to replace existing older structures on the site.

The project, filed by Crane Lake, LLC, calls for the construction of a five-story apartment building containing 52 residential units. All of the apartments would be designated as affordable housing, with the development utilizing the city’s Executive Directive 1 streamlining provisions to advance approval.

Project materials indicate that the proposal represents an intensification of residential use on the site compared to earlier concepts, increasing the total unit count while shifting to a fully affordable housing program. The building is planned as a compact mid-rise structure on a small parcel along Crenshaw Boulevard.

Design work for the development is attributed to PDS Studio, with plans depicting a contemporary podium-style building featuring articulated façades and a flat roofline. No on-site commercial space is shown as part of the current application.

The property lies just southwest of Washington Boulevard and within walking distance of other recent multifamily projects now under construction in the surrounding Arlington Heights area. If approved, the Crenshaw Boulevard project would add more than fifty income-restricted homes to a corridor that has seen increasing residential redevelopment activity in recent years.
