Construction activity is advancing at 400 South San Vicente Boulevard in Beverly Grove, where a previously entitled mixed-use development is moving toward realization on a former commercial parcel just south of the Beverly Center.
The project, developed by The Abraham Companies, occupies a roughly 0.77-acre site and is approved for an eight-story building containing 126 residential units above approximately 11,600 square feet of ground-floor commercial space. Below grade, plans call for a three-level subterranean garage providing parking for 153 vehicles.

City approvals for the project include the use of state density bonus provisions, allowing additional height and residential density beyond base zoning limits. In exchange, 14 of the apartments are designated as deed-restricted affordable housing units reserved for very low-income households.
Designs prepared by Steinberg Hart depict a contemporary mixed-use structure incorporating resident-focused amenities and shared open space. Project plans indicate roughly 6,200 square feet of common outdoor and indoor amenity areas, including recreational and fitness-oriented spaces.
The San Vicente Boulevard corridor has become an active zone for redevelopment activity in recent years, with multiple residential, medical, and institutional projects planned or underway nearby. Once completed, the development at 400 South San Vicente Boulevard would add new housing and retail uses to a stretch of the street that continues to transition away from lower-intensity commercial uses.
