A six-acre property at 6201 Bristol Parkway is slated for a major residential and retail buildout under plans approved in Culver City, with a proposal that concentrates nearly 850 apartments into a mid-rise complex spanning multiple buildings.
The development, named 6201 Residences, is proposed as a wrap-style apartment community totaling 846 units in a mix of studio, one-, two-, and three-bedroom layouts. Plans also call for 11,406 square feet of ground-floor retail, while vehicle parking is planned at more than 1,200 spaces.

Project entitlements include a density bonus framework that allows the building program to exceed what base zoning would otherwise permit. As part of that package, 36 apartments are designated as deed-restricted affordable units for very low-income households.

The design team pairs MVE + Partners as architect with Burton Landscape Architecture Studio on site planning and open-space design. Concept materials describe a campus-like internal layout, with landscaped circulation routes and shared outdoor amenities threaded between buildings. Overall heights are shown in a six- to eight-story range.
A separate presentation prepared for community review points to 2026 as the targeted start for construction activity, with initial occupancy projected in 2028. The approved plan follows an earlier, smaller housing concept previously circulated for the Bristol Parkway property, which did not advance to construction.
