A proposed mixed-use development at 400 East Anaheim Street would soon introduce a seven-story residential and commercial building designed to establish a continuous street presence along the Anaheim Street corridor in Long Beach. The project replaces a small existing commercial structure with a mid-rise complex that extends the full length of the parcel, creating a consistent street-wall punctuated by residential and retail entrances.

The project is owned by Project 400, LLC. RC Architecture is listed as the project architect, with LandStudio 360 responsible for landscape design.

Plans call for 161 apartments arranged within a long-bar building organized around a central open-air courtyard. Residential units include a mix of studios, one-bedroom, and two-bedroom layouts, with several street-facing townhomes positioned along Anaheim Street to activate the sidewalk edge. Upper floors step above a commercial base, with stacked balconies and varied window groupings used to break down the building’s horizontal scale.

At ground level, the project would provide 6,556 square feet of commercial space distributed along the Anaheim Street frontage. Renderings depict transparent storefronts and recessed entries, reinforcing a pedestrian-oriented edge while visually separating retail uses from the residential floors above. Parking for 91 vehicles is incorporated into the structure, screened from the street by active uses and architectural detailing.

Architectural renderings show a facade strategy built around material contrast and vertical articulation. Repeating balcony bays are paired with darker framing elements, while a central section introduces vertical fins that visually mark the courtyard entry. At the corner, a mural-scale graphic element rises above the retail level, signaling the building’s presence within the corridor without altering its overall massing.

The proposal is scheduled for review by the Long Beach Planning Commission, where entitlement considerations will be addressed as part of the city’s standard approval process.
