A proposal has been submitted to the Long Beach Planning Commission seeking authorization to convert an existing office tower at 111 West Ocean Boulevard into housing. The filing requests approval to adapt the 24-story building, located along the Ocean Boulevard corridor, from commercial office use to residential occupancy.

According to the application, the existing structure, which contains more than 480,000 square feet of floor area, would be reused to accommodate a total of 391 residential units. The proposal does not call for new ground-up construction, instead relying on the continued use of the current high-rise structure.

The property is owned by Izek Shomof, who acquired the building in 2025 for approximately $50 million. The submitted materials identify the project as a residential conversion, with details to be reviewed through the city’s entitlement process.

The scope of work outlined in the filing focuses on a change of use for the building. Any exterior alterations, parking modifications, or unit affordability provisions would be subject to review as part of the Planning Commission’s evaluation and any subsequent approvals.

City planners will assess the application in accordance with Long Beach zoning and building regulations before determining whether the proposed conversion may proceed. If approved, the project would repurpose one of Downtown Long Beach’s tallest office buildings for residential use.
