A new residential proposal at 9034 Sunset Boulevard in West Hollywood would include 35 deed-restricted affordable units, positioning the project to qualify for State Density Bonus incentives. The filing outlines a 198-unit mixed-use development combining market-rate and income-restricted housing along the Sunset Strip.

According to project materials, the approximately 378,000-square-foot development would incorporate residential space alongside 9,250 square feet of office uses, 1,800 square feet dedicated to restaurant space, and 2,840 square feet of retail area. Subterranean parking for 181 vehicles is also proposed. The inclusion of affordable units may allow adjustments to development standards through Density Bonus provisions, subject to City review.

The site is controlled by West Hollywood-based Charles Company and has previously been entitled for a hospitality project. Earlier approvals envisioned a 22-story, 237-room hotel totaling nearly 500,000 square feet. The current submission replaces that hotel program with housing, marking a significant shift in land use strategy for the parcel.
While final building height details have not been publicly specified in the current filing, the property occupies a segment of the Sunset Strip characterized by mid- and high-rise commercial and residential development. Over the past decade, multiple vertical projects have reshaped this portion of the corridor, including a 13-story hotel and condominium complex immediately to the west.
Charles Company has been active on nearby Sunset Boulevard sites as well. The developer previously initiated excavation work at the Sunset Triangle property before those entitlements expired. The 9034 Sunset proposal represents a new chapter for the firm’s presence along the Strip as the project advances into the review process.
