Plans are moving forward for a five-story mixed-use development at 9176 Sunset Boulevard in West Hollywood. The project covers three parcels at 9160-9176 Sunset Boulevard and would replace a vacant two-story automotive dealership and its surface parking lot. The site spans approximately 18,608 square feet, while the proposed building would contain 52,999 square feet of floor area. LDRL CA 306 LLC is the applicant and property owner. Faring as the project developer. Gensler is the architect.
The ground floor would contain two restaurant and retail spaces, an office lobby, and outdoor dining along Sunset Boulevard. Offices would occupy levels two through five. Three underground parking levels would provide 85 vehicle spaces, along with 16 bicycle spaces. Cars would enter the garage from Cory Avenue, while loading and trash service would use the alley at the opposite side of the property.

Gensler’s design gives the building a rounded profile at the corner of Sunset Boulevard and Cory Avenue, with broad horizontal floor plates extending across the glass facade. The upper stories are not arranged as one continuous wall. Instead, portions of the building pull back to create terraces and planted outdoor areas, with the most pronounced stepping occurring along the side facing the lower-scale development behind the site. An exposed exterior stair is also incorporated along Cory Avenue.
Landscaping is woven through several levels of the project. Plans provide 6,320 square feet of open space, including 3,434 square feet of terraces and 2,886 square feet of planted areas. Planting is shown at the ground floor, on upper-level terraces, in hanging planters, along green walls, and at rooftop areas. Level three contains the largest outdoor area, while an elevated dining terrace extends along part of the Sunset Boulevard frontage and around the corner toward Cory Avenue.

The project also includes two full-motion animated billboards integrated into the building exterior, with approximately 2,807 square feet of total advertising area. The signs are being reviewed under West Hollywood’s Sunset Boulevard Off-Site Signage Policy and require approval of a Development Agreement and a Zoning Map Amendment.
The West Hollywood Planning Commission reviewed the project in October 2026. A construction start date has not been established yet.
