Luma Point has reached the leasing stage at 1400 Long Beach Boulevard in Midtown Long Beach. The six-story development contains 163 apartments, of which 162 are income-restricted and one is reserved for on-site management. Meta Housing developed the property, The Architects Collective designed the building, and KPRS Construction Services served as general contractor. The project’s leasing website is currently accepting applications and lists move-ins beginning in August 2026.

Residences are offered in one-, two-, and three-bedroom configurations for households qualifying at 30, 60, and 70 percent of area median income. Eighteen apartments are reserved for applicants eligible through the City of Long Beach preference program. Current floor plans range from approximately 510 square feet for the smallest one-bedroom layouts to larger family-oriented configurations within the two- and three-bedroom program.

The completed exterior is organized as a series of distinct facade sections rather than a uniform six-story wall. A tall yellow volume marks the primary entrance, while pale upper elevations are interrupted by projecting balconies and darker window openings. Along the lower portion of the frontage, turquoise patterned panels introduce a contrasting treatment beneath the residential floors. Translucent balcony railings, landscaped sidewalk areas, and palm trees add additional layers to the street-facing elevation.

Shared spaces include a community room, outdoor courtyard, children’s play area, laundry facilities, and a computer room. Earlier City records identify 91 automobile parking spaces and 82 bicycle spaces within the development. The project was designed as family housing, with the larger bedroom configurations complementing its common indoor and outdoor areas.

Construction began in July 2024 on a formerly vacant commercial property. The City identified the development cost at approximately $87.6 million when work commenced, with affordability targeted to low- and extremely low-income households.
