A newly completed mid-rise residential complex now occupies a long commercial frontage along South Crenshaw Boulevard in Gardena, organized around an elevated amenity deck and a series of interior courtyards set above a multi-level parking podium. The eight-story structure introduces contemporary podium housing to a corridor historically characterized by low-rise retail and auto-oriented uses.
The building’s massing is articulated through alternating volumes clad in metal panel systems and wood-toned accents, with recessed balcony bays and vertical window groupings breaking down the scale along the street. At the podium level, a landscaped deck spans the interior of the site, creating a semi-private outdoor environment that includes a pool terrace, lounge areas, and gathering spaces positioned above structured parking. Additional open-air courtyards are distributed within the footprint, allowing light and ventilation to reach residential corridors and units facing inward.

Known as Apollo, the development contains 265 studio, one-, and two-bedroom apartments. Approximately 250 parking spaces are accommodated within the podium structure beneath the residential levels. Shared amenities include a fitness center and multiple indoor-outdoor recreation areas connected to the central deck. Select units feature private balconies integrated into the façade composition.
The project was developed through a partnership between Cityview and Stockbridge. AC Martin served as architect, with Westport Construction overseeing building operations. Interior design was led by Nadia Geller Designs, and landscape architecture was prepared by MJS Landscape Architecture.
The project adds mid-rise density along a stretch of Crenshaw Boulevard that has seen incremental multifamily investment in recent years. With occupancy underway, the completion of 12850 South Crenshaw Boulevard reinforces the podium typology as a dominant housing model in the area, pairing structured parking with elevated shared open space to accommodate larger residential footprints within commercial zoning districts.
