A small infill housing development is moving through the planning process for a vacant corner parcel at 898 South Crenshaw Boulevard in Koreatown, where a four-story residential building has been proposed under an application filed with the Los Angeles Department of City Planning.

Plans submitted by Angeleno Investments call for the construction of a 37-unit apartment building on the currently undeveloped site. The project does not include on-site vehicle parking, reflecting a compact residential program oriented toward affordability rather than automobile storage.

Project materials indicate that the development would utilize density bonus provisions, allowing a larger building envelope than base zoning would otherwise permit. In exchange, the apartment mix would include low- and moderate-income units, positioning the project within the city’s expanding pipeline of income-restricted housing.

Design work for the proposal is attributed to Open Office, which is listed as architect of record. While renderings have not been made public, the four-story scale suggests a mid-rise form consistent with other recent residential infill projects in Koreatown.

The Crenshaw Boulevard proposal is one of several affordable housing developments tied to the same development and design team, which has also pursued similar projects in Reseda and North Hollywood. If approved, the project would add new housing to a currently idle site while contributing to the neighborhood’s ongoing residential densification.
