A new mixed-use residential project is planned for 7022 West Sunset Boulevard in Hollywood, where an existing low-rise commercial structure would be replaced with a seven-story apartment building incorporating retail along the street frontage. The site sits just east of La Brea Avenue, along a stretch of Sunset Boulevard that has seen steady redevelopment activity in recent years.
The project is being developed by Crossroads Management and calls for the construction of a podium-style building containing 112 studio, one-, and two-bedroom apartments. Approximately 2,850 square feet of ground-floor commercial space would be incorporated into the Sunset Boulevard frontage, with residential units located above.

Parking would be provided on site through a 60-space garage, integrated into the building’s podium. The residential program is enabled through the use of state density bonus provisions, which allow additional residential capacity in exchange for on-site affordable housing. Under the proposed program, six apartments would be reserved for households earning at very low-income levels.
Architectural plans prepared by Newmark Architecture depict a contemporary podium building with articulated massing along Sunset Boulevard. The structure is designed to step down toward the southern edge of the property, transitioning to a lower roofline adjacent to neighboring parcels. Amenities shown in project materials include a rooftop deck and a central courtyard intended for resident use.

Located a few blocks west of Highland Avenue, the project sits within a broader redevelopment zone along Sunset Boulevard where a range of residential and mixed-use projects are reshaping the corridor. If completed, the development at 7022 West Sunset Boulevard would add new housing and neighborhood-serving retail to a portion of Hollywood that continues to transition away from low-intensity commercial uses.
