Work has begun at 1150 West Colorado Boulevard in Arcadia on a new senior housing development replacing a former restaurant property. The project represents a $33 million investment and is designed as a purpose-built assisted living and memory care facility.
The development is being undertaken by Welltower in partnership with Oakmont Management Group. R.D. Olson Construction is serving as the general contractor. Architectural design services for the project are provided by b.hills architecture and STUDIOSIX5.
Approved plans include a three-story residential building containing 100 assisted living and memory care units. The unit program consists of studio, one-bedroom, and two-bedroom residences. Project entitlements allow the use of density bonus incentives, enabling a portion of the units to be designated as affordable housing in accordance with city requirements.
Building elevations depict a horizontally organized structure divided into multiple massing components, a design approach intended to break down the overall scale along the Colorado Boulevard frontage. Exterior articulation and varied facade treatments are used to visually separate building segments across the site.
Residential amenities include a combination of indoor and outdoor spaces designed for resident use, along with landscaped open areas. On-site parking is provided for approximately 70 vehicles to accommodate residents, staff, and visitors.
Construction is expected to continue through the coming years, with completion of the senior housing complex anticipated in fall 2027. Upon completion, the project will introduce a new assisted living and memory care facility to the Colorado Boulevard corridor in Arcadia.
