The Azusa City Council has approved redevelopment plans for a large portion of the Azusa Greens property at 919 Sierra Madre Avenue. The proposal restructures approximately 40 acres of the existing golf course into a mixed program that introduces age-restricted housing and employment space while preserving a reduced recreational layout.

AO is responsible for the residential design, with MJS serving as landscape architect. HPA is designing the industrial structures.

The northern segment of the property, adjacent to the existing clubhouse, is designated for a senior residential community restricted to residents aged 55 and older. Plans outline 230 housing units distributed across 38 low-rise buildings arranged as duplexes, triplexes, and stacked flat configurations. Site diagrams indicate internal courtyards, landscaped pedestrian paseos, and perimeter hedging designed to buffer neighboring residential areas.

The southern portion of the redevelopment area is planned for six tilt-up concrete industrial buildings totaling approximately 353,000 square feet. Building heights are shown at up to 38 feet. The industrial campus includes integrated office components, structured truck circulation, and perimeter landscaping along Sierra Madre Avenue.

Architectural drawings show Mediterranean-influenced massing with tiled roofs, stucco façades, arched openings, and balcony elements.

Landscape plans illustrate a reconfigured recreational core centered around the retained clubhouse. Improvements include a swim club with lap lanes and spa terrace, bocce courts, shaded seating areas, a fitness lawn, and expanded open space framed by palms and tree-lined paths. The golf course would transition from its current 16-hole configuration to a nine-hole layout, with the driving range and clubhouse remaining in operation.

According to project materials, construction is anticipated to span approximately 22 months. Once completed, the redevelopment would leave roughly 53 acres of the property intact as golf and recreational space while introducing new housing and employment uses along Sierra Madre Avenue.
