A new multifamily housing project has been proposed for 201–207 North Sepulveda Boulevard in Manhattan Beach, where plans call for a seven-story residential building on a commercial parcel at the northwest corner of Sepulveda Boulevard and 2nd Street. The project application has been submitted by Deep Roots MB, LLC, according to city planning records.

Application materials describe a 69,013-square-foot residential structure planned to accommodate 60 rental apartments. Residential floors would include a mix of studio, one-, two-, and three-bedroom layouts, with 12 apartments reserved for low-income households. The affordable units allow the development to utilize incentives available under California’s Density Bonus law.

Project plans describe a structure organized with five residential levels above parking, including one above-ground parking level and one partially subterranean garage. The building would rise to approximately 68 feet 9 inches in height and provide 110 vehicle parking spaces for residents and visitors.

The development site spans approximately 0.63 acres and currently contains two small commercial structures totaling just over 7,000 square feet, which would be removed to allow construction of the new housing complex.

City documents indicate the project is being processed “by right” under state housing law, meaning it will be reviewed administratively for compliance with objective development standards rather than through discretionary public hearings. Projects qualifying for by-right approval must be approved if they meet applicable zoning standards and include required affordable housing components.

The site lies within Manhattan Beach’s Residential Overlay District, a planning framework adopted as part of the city’s state-mandated Housing Element that permits residential development on certain commercial properties along corridors such as Sepulveda Boulevard.
