A proposal for new affordable housing at 1504 South Wilton Place in Harvard Heights introduces a vertically organized residential structure that reworks a small residential parcel into a multi-level building with housing concentrated upward rather than spread across the lot. The project reconfigures the parcel through a multi-level building that concentrates residential density upward rather than across the lot, reflecting a shift in how housing is being added within established neighborhoods.

The project is being developed by Wilton South County Place, LLC, with design by Corbel Architects and landscape planning by Savage Land Design.

The development is planned as a seven-story building containing 63 income-restricted units. Residential floors are stacked above a ground level that accommodates building access and parking, with 38 vehicle spaces incorporated into the project. The unit count is distributed across multiple levels in a compact footprint, allowing the structure to achieve a higher residential yield without expanding its horizontal coverage.

The architectural composition is defined by a clear distinction between base and upper levels. The lower portion of the building is expressed as a darker, more solid podium, while the residential floors above are treated with a lighter facade and articulated through projecting balconies. This contrast creates a visual separation between the building’s structural base and its inhabited levels, while also introducing depth and repetition across the exterior.

Balconies are arranged in a regular pattern along the street-facing elevations, contributing to a layered facade that emphasizes horizontal lines across the building. A vertical circulation core is expressed along one edge of the structure, providing a contrasting element to the more repetitive residential frontage and helping organize the building’s overall massing. The proposal utilizes housing incentive programs that allow additional density on the site, enabling the construction of a larger residential building than would otherwise be permitted under base zoning regulations.

As proposed, the development represents an example of small-lot intensification, where a single parcel is transformed into a multi-story residential building that significantly increases housing capacity while maintaining a compact site footprint.
