A six-story mixed-use building is now emerging at 6052 West Olympic Boulevard in Los Angeles, within the Little Ethiopia corridor near Fairfax Avenue. Recent construction activity shows the structure extending above grade following completion of excavation and below-grade work. MVE + Partners is the project architect.
The project is planned with residential levels stacked above a ground-floor commercial base. Plans indicate a total of 120 apartments, consisting of studio, one-, and two-bedroom units. Retail space at the street level is designed to occupy approximately 5,135 square feet, forming the primary interface with the sidewalk along Olympic Boulevard.

Below the building, a two-level basement garage is designed to accommodate 132 vehicles. The structure also incorporates shared open space, including amenity areas positioned at both the podium level and the roof, integrated into the overall building form.
Designs depict a contemporary building with layered horizontal elements and recessed sections that create variation across the façade. Upper levels include outdoor spaces that step back from the street edge, contributing to the building’s massing and providing areas for residents.
The development utilizes Transit Oriented Communities incentives, which allow increased residential density on the site. As part of these provisions, 12 units are designated for extremely low-income households.
The project is being developed by Jacmar Cos., with construction now progressing vertically as the building frame continues to rise within the Little Ethiopia neighborhood.
