Plans for a new multifamily residential development at 1000 North Alfred Street in Hollywood center on a five-story structure organized around a central open-air courtyard. The building’s massing forms a continuous perimeter along the site, creating an internal void that serves as the primary organizing feature of the design while maintaining a consistent street edge along both frontages.
The project is planned to include 67 residential units in a mix ranging from studios to six-bedroom layouts. Subterranean parking is proposed with space for 43 vehicles, allowing the residential levels above to maintain a more continuous relationship with the surrounding streetscape. The development site is located just south of Santa Monica Boulevard.
The building is being developed by Brennen Hakimian Holdings, with design work by Warren Techentin Architecture. Approvals granted by the City Planning Commission in 2023 permit the use of density bonus incentives, allowing an increase in residential yield beyond base zoning limits. In exchange, the project will include six units reserved for very low-income households, as well as one additional low-income unit replacing housing removed during site clearance.
Architectural plans depict a contemporary exterior composed of layered horizontal bands and recessed volumes. The façade incorporates projecting balcony elements that wrap portions of the structure, while upper levels are distinguished with a contrasting material expression that visually caps the building. The courtyard configuration introduces light and air into the interior-facing units while structuring circulation around the open space.
The property sits one block north of another planned residential development at 845 North Alfred Street, where a larger affordable housing project has been proposed. Together, these projects reflect continued multifamily infill activity along the Alfred Street corridor in Hollywood.
