A new mixed-use project has been proposed for development at 3050 West Pico Boulevard in Harvard Heights, Los Angeles. The project proposal includes the construction of a new five-story mixed-use building offering spaces for residential and retail uses, along with onsite parking.

Uriu & Associates is listed as the project architect.

The project site is a vacant parcel spanning an area of 6,209 square feet. The scope of work includes the construction of a new five-story mixed-use building offering 28 residential units and commercial space on the ground floor spanning 570 square feet. The project will also offer 24 vehicular parking spaces and 37 bicycle spaces.

The mixed-use will rise to a height of 56 feet and yield a total built-up area spanning 12,867 square feet. The residential units will be designed as a mix of 12 studios and 16 one-bedrooms floor plans. Out of the total, three units will be set aside as affordable housing for Extremely Low Income households.

Renderings reveal a strong building base that draws from the historic development pattern and presents as a two-story mass in alignment with the existing one- to two-story buildings. The mixed-use will have a blend of materials including a stone-like base, old brick front façade, and “log jam” stucco sides to match front, with stone stucco moldings, wrought iron railings, and dark brown window accents. The project also features arch elements over the pedestrian and vehicular entries to help articulate the ground floor.

The project site is located at the intersection of Pico Boulevard and Western Avenue. A project review meeting has been scheduled on March 13, 2024. The estimated construction timeline has not been announced yet.

  1. America’s second largest city…this really bad proposal appears day after day. First, is that all that is happening in LA? (Look at Miami!!!!). 2nd, why is this hokey pokey design even
    being built in LA?
