The project arrives at a moment when the surrounding blocks are shifting from older low scale structures to a more consistent mid rise profile.
Plans submitted by Croft 925 LLC outline a roughly 50,000 square foot building with 33 apartments arranged in one, two, and three bedroom layouts. The residential levels would sit above a podium containing a 55-car garage accessed from the interior of the parcel. The application identifies the project as a mixed-income community, with a commitment to reserve seven homes for low income and extremely low income renters.

The design from Kevin Tsai Architecture places emphasis on clean vertical lines and a rhythm of recessed window bays. The exterior palette includes painted plaster and wood toned accents, while the massing introduces shallow step backs and inset balconies. A landscaped rooftop deck is planned as the primary common open space, supplementing private outdoor areas incorporated into several units.
Development incentives under the Citywide Housing Incentive Program are requested to increase density and height beyond standard zoning allowances. These tools have become increasingly common along Croft and Alfred as the corridor evolves from small scale apartments to more contemporary mid rise buildings. The proposed structure continues that transition, adding a larger mix of unit types not frequently found in the immediate area.
At 925 Croft, the proposal now enters the city review process, setting the stage for another addition to Hollywood’s incremental residential growth.
