Along Washington Boulevard, a new mixed-use development at 306 East Washington Boulevard is being shaped around its relationship to the street and nearby transit service. The project places active uses at ground level, where commercial space and residential entries line the sidewalk, reinforcing pedestrian activity along a corridor served by the Metro A Line.
Above the street-facing base, the building rises seven stories and introduces a layered composition of residential floors organized around a series of recessed volumes and open-air spaces. A large cut-out terrace interrupts the mass at mid-height, creating a visible communal space that breaks down the scale of the structure while providing outdoor access for residents.

The development, known as Peak Plaza Apartments, will contain 104 residential units in a mix of studio through three-bedroom layouts. Ground-level parking for 49 vehicles is integrated into the base, allowing the upper floors to maintain a consistent residential expression above the podium. Approximately 1,581 square feet of commercial space is included at the street frontage.
Hollywood Community Housing Corp. is leading the project, with design by FSY Architects. The housing will serve households earning between 30 and 60 percent of the area median income, in addition to two manager units. Project financing includes a combination of public and private sources, including tax credit equity and funding tied to Measure ULA.

The site sits within a stretch of Washington Boulevard that has seen multiple recent affordable housing developments, including another project to the west at 220 East Washington Boulevard. Together, these buildings contribute to a growing concentration of income-restricted housing oriented around transit access and walkable urban corridors in the area.
