The internal open space is designed as a landscaped area incorporating stormwater management elements, creating a shared zone that supports both circulation and passive environmental performance within the building.

The courtyard is part of a broader system of distributed outdoor spaces that extend vertically through the structure. A pool deck is located above the ground level, while additional terraces are positioned on upper floors, allowing residents and hotel guests access to open-air environments at multiple elevations. These spaces are arranged to introduce light and ventilation into the building while providing a range of communal areas across different levels.

Surrounding this interior framework, the building rises to seven stories and includes a mix of residential and hotel uses. The project, known as The Bond Hotel & Residences, will contain 126 apartment units alongside 45 hotel rooms. Ground-floor space includes approximately 4,473 square feet designated for restaurant use, and parking is accommodated within a two-level subterranean garage.

The architectural design employs a grid-based façade system with recessed window openings that create depth across the exterior surfaces. Material selections include light-toned stucco finishes paired with wood and metal accents, forming a consistent palette across the structure. Subtle shifts in the façade geometry correspond to the internal organization of the building, reflecting the placement of open spaces and circulation zones.

The development is being led by Faring, with design by Kevin Tsai Architecture. Plans include a set-aside of 20 residential units for affordable housing. The project occupies a site with frontage along Santa Monica Boulevard as well as Orange Grove Avenue and Ogden Drive, introducing a multi-frontage building that integrates its internal open space strategy with a dense urban setting.
