Colorado Grand Oaks Affordable Housing Project Advances At 2155 East Colorado Boulevard In Pasadena

Design review materials have been released for Colorado Grand Oaks, a proposed affordable housing development at 2155 East Colorado Boulevard in Pasadena. The project would bring 214 residential units to the site near the intersection of East Colorado Boulevard and North Grand Oaks Avenue. The project is being developed by Meta Housing Corp., with Studio One Eleven responsible for the design.

Plans include a mix of one-bedroom, two-bedroom, and three-bedroom apartments. With the exception of two manager’s units, the residences would be restricted for lower-income households, including low-income, very low-income, and extremely low-income renters.

The six-story building would be constructed above parking for 109 vehicles. Project materials describe the site as a roughly 1.4-acre property formerly used for auto-related commercial uses. The proposed ground-floor program includes resident-serving spaces such as a gym, community room, mail room, supportive offices, and parking access from Craig Avenue.

The updated design organizes the Colorado Boulevard frontage into three primary building volumes, using a more simplified façade rhythm than earlier studies. Along Grand Oaks Avenue, the building steps down toward the lower-scaled residential properties to the north. The design also pulls portions of the massing back near an existing protected oak tree, creating outdoor amenity space along that edge of the site.

Renderings show a contemporary mid-rise building with warm-toned façades, rounded ground-floor openings, vertical window groupings, and landscaped street edges. Design materials also identify custom GFRC trim, glazed thin brick, sunshade awnings, and a green entry canopy as part of the revised exterior treatment. The corner closest to St. Gregory Church is shown with arched openings and a softer façade expression intended to respond to the neighboring church building.

Open space would be provided through podium-level courtyards and landscaped resident areas. The second level includes two north-south courtyards, with one planned for active use and another designed as a quieter outdoor space. A construction timeline has not been announced.
