Work is nearing completion on The Maru, a mixed-use apartment development at 549 South Harvard Boulevard in Koreatown. The project sits at the northwest corner of 6th Street and Harvard Boulevard. Jamison Services, Inc. is the developer, and Next Architecture is responsible for the design.
The seven-story building includes 150 apartments above ground-floor commercial space. The residential program features studio, one-bedroom, and two-bedroom floor plans. The project also includes approximately 12,900 square feet of commercial space and parking for 192 vehicles in two basement levels.
Approvals for the development used Transit Oriented Communities incentives. In exchange, 15 apartments are reserved as deed-restricted affordable housing for extremely low-income households.
The building is arranged with a U-shaped upper-floor footprint above the second level, wrapping an elevated courtyard. The massing places residential floors over a commercial base, with the corner condition emphasized through curved balconies and a large decorative panel facing the intersection.
Renderings show a contemporary podium-style building with white exterior framing, gray accent panels, glass balcony railings, and storefront glazing at the ground floor. The design includes a prominent rounded corner volume along 6th Street and Harvard Boulevard, with residential balconies extending across the upper levels.
The Maru adds new housing and commercial space to a busy Koreatown intersection served by existing transit and neighborhood retail. The project is expected to open following completion of final construction work.
