A Mediterranean Revival-style residential project is planned at 824 South Gladys Avenue in San Gabriel. The development would replace a vacant property near Rubio Wash with a low-rise housing community designed by KTGY. Olson Homes is listed as the developer.

The project would include 80 residential units arranged across a series of three-story buildings. Plans identify a mix of one-bedroom, two-bedroom, three-bedroom, and four-bedroom homes, along with parking for 165 vehicles. Four of the homes would be set aside for very low-income households through density bonus incentives.

Renderings show a residential campus organized around landscaped pedestrian areas and shared outdoor spaces. The architecture uses white and cream stucco walls, red clay tile roofs, arched openings, balconies, shutters, and decorative details associated with Mediterranean Revival design.

The open-space plan includes a central gathering area with patio seating, a tiled fireplace, planted walkways, and a covered pavilion. Additional renderings show mailboxes, landscaped courtyards, trellis elements, terracotta paving, and decorative tilework integrated into the common areas.
