Construction is progressing toward completion at 590 North Fair Oaks Avenue, where Keck Medicine of USC is developing a large outpatient medical facility scheduled to open in Fall 2025. The project marks a significant expansion of USC-affiliated clinical services in the Pasadena area.
The building, which broke ground in 2023, rises four stories and encompasses approximately 100,000 square feet of medical office space. Below grade, the project includes basement parking for 212 vehicles, allowing the facility to accommodate a high daily patient volume while limiting surface-level impacts along the Fair Oaks corridor.
Design work for the structure was led by SmithGroup, with the building framed in steel and articulated with a light-colored exterior. Architectural plans emphasize transparency and connection to the surrounding environment, incorporating extensive glazing across all floors and orienting interior spaces toward views of the San Gabriel Mountains.
In addition to its clinical program, the building integrates outdoor and wellness-focused elements. Plans include a landscaped rooftop terrace designed as a healing garden, intended to provide patients and staff with access to open air and planted space above street level. Interior layouts prioritize daylight and circulation efficiency to support outpatient care delivery.
The Fair Oaks project joins a growing cluster of medical developments in Pasadena, including another USC-affiliated facility under construction several blocks to the south. Together, the projects reflect Keck Medicine’s broader strategy of expanding specialty and outpatient care closer to where patients live and work in the San Gabriel Valley.
