A new residential proposal for 1427 Lincoln Boulevard in Santa Monica could bring a 13-story apartment tower to the area, offering a modern urban living option in the city’s evolving skyline. The project aims to revitalize a currently underused site with 100 residential units, along with parking and various amenities designed for an active, community-focused lifestyle.
The development is led by Jacmar Cos. with architectural designs by KFA Architecture.

Named Asterisk Santa Monica, the tower will include a diverse range of apartment types, from studios to three-bedroom units, providing a variety of living options for prospective residents. A three-level subterranean parking garage will accommodate up to 100 vehicles, catering to the needs of future tenants.
In keeping with Santa Monica’s commitment to affordable housing, the project will use density bonus incentives, which allow for increased density in exchange for designating 16 apartments for moderate-, low-, and very low-income residents. This initiative helps meet the area’s housing demands while ensuring access to affordable living spaces.

The building’s amenities will include a rooftop garden and an outdoor pool deck, enhancing residents’ quality of life with accessible green space and recreation options. The proposal represents the third version of the project, following earlier designs that envisioned smaller, low-rise structures with only 15 to 30 units.
A formal application for the project has been submitted to the City of Santa Monica for review, although the estimated timeline for construction has not yet been disclosed. The project remains subject to approval before moving forward.
The project site is currently developed with a shuttered two-story office building. In February 2025, the property was acquired by Lincoln Santa Monica, LLC.
