With newly approved funding, plans to develop a new affordable housing project at 744–754 South Kern Street in East Los Angeles are set to move forward. The project proposal includes the development of a new affordable residential complex offering 93 affordable housing options. Plans call for the demolition of the existing commercial buildings on the site.
Non-profit developer Hollywood Community Housing Corp (HCHC) is listed as the project developer.
The scope of the project includes the construction of 95 residential units, inclusive of two manager units. Named Casa de la Luz, the affordable housing complex will span a total built-up area of 93,000 square feet. Out of the total units, 93 units are proposed to be split between households earning up to 30 and 60 percent of the area’s median income. Out of the total, 40 units will be reserved for unhoused individuals. The remaining 53 units will be reserved for individuals earning up to 60 percent of the area’s median income.
The residential complex will also have bicycle parking spaces. Additionally, the project will offer 60 parking spaces, community rooms, and other common features. Each floor will have its own laundry room.
On-site residential services will be provided by The People Concern. HCHC will provide the staff for the resident services coordinator for 40 units assisted with funding through the No Place Like Home (NPLH) program.
The Los Angeles Board of Supervisors has allocated $2 million in County trust funds to support the project, while the State of California has awarded an additional $27 million in funding.
The project site is located north of Whittier Boulevard East Los Angeles. The estimated construction period has not been announced yet.
