A new affordable housing development is moving forward at 825 Hyperion Avenue in Silver Lake. The project, named Silver Lake Flats, has started construction under developer Samuelian Group. Kevin Tsai Architecture is responsible for the design.
The development will introduce 105 apartments in a six-story building. Plans place the residential levels above ground-floor parking, with the overall building measuring approximately 77,000 square feet.

Renderings show a contemporary residential building with a dark exterior frame, light wall panels, large windows, ground-level glazing, and landscaped areas along the street.
The design is organized around shared residential spaces, including a central courtyard, private garden areas, and outdoor gathering zones. Additional amenities planned for residents include a rooftop deck, community room, yoga room, children’s playroom, laundry facilities, and resident services offices.
R.D. Olson Construction is serving as the general contractor for the project. The new building adds another affordable housing development to Silver Lake, where demand for income-restricted housing remains high.
Samuelian Group is also pursuing similar affordable housing projects in Echo Park and Woodland Hills.
