A seven-story affordable housing development is moving forward at 708-712 South Gramercy Drive in Koreatown. The current program calls for 101 apartments, including 80 low-income units, 19 moderate-income units, one very-low-income unit, and one manager’s apartment. Sam Ghanouni identified as the architect.
The building is organized as five levels of Type IIIA construction above two Type IA levels, with one subterranean parking level below. Plans provide 17 automobile spaces and a roof deck, while the overall development contains approximately 71,931 square feet of floor area.
Construction activity is supported by permit records issued in 2026. A shoring permit was issued in May, followed by the main building permit in June. The building permit carries a reported valuation of approximately $11.7 million, indicating that the project has advanced beyond planning review and into the construction phase.
The supplied rendering shows a narrow street-facing elevation divided into several vertical sections. Light-colored wall surfaces frame a darker central bay containing stacked balconies and larger glazed openings, while the outer portions of the façade use regular rows of dark-framed windows. A recessed entrance occupies the lower level, with the address incorporated into the street-facing base.
The current 101-unit proposal supersedes an earlier 55-unit plan for the property. The revised project substantially increases the housing count while shifting the site to a fully affordable residential program.
