Groundbreaking for Hollywood Arts Collective at 1630 North Schrader Boulevard, Hollywood

Construction crews are in the process of excavation for a seven-story mixed-use apartment building at 1630 North Schrader Boulevard in Hollywood, Los Angeles. Dubbed the Hollywood Arts Collective, the $120 million project will replace a 149-car surface parking lot with affordable housing for artists, performing arts space, gallery, and rehearsal studios. Thomas Safran and Associates is responsible the development as the applicant and property owner.

The Hollywood lot was owned and operated by Los Angeles Department of Transportation (LADOT). The flat, rectangular space, has frontage along the western side of Wilcox Avenue, measuring approximately 120 feet, and frontage along the eastern side of Schrader Boulevard, measuring approximately 120 feet.

The 83-foot proposal includes 152 dwelling units and 8,330 square feet of commercial space. The building will have three floors of parking, six residential levels, and commercial space at ground level extending to the second floor along Wilcox Avenue, the eastern edge of the project site. Combined courtyard areas, a lobby, a recreation space, and private balconies will total in 21,064 square feet of open space.

Withee Malcom Architects have designed the project to include an “M” shaped floor-plate shape, bringing daylight to studio, one, two, and three bedroom units, with one bedroom units being the most common apartment size. Other than the manager’s unit, all of the housing is set to be affordable income housing, ranging from 30-80% of the median area income. Unit rents are proposed to start at $518 a month, and max out at $2,110. In addition to the monthly rent price, utilities range from $30 to $62.

Plans estimate a 30% parking reduction for ground floor commercial use. The project is roughly 1,300 feet from the Metro Red Line, Hollywood/Vine Station stop. The Los Angeles LGBT Center, the Hollywood Arts University High School, a post office, a night club, and various restaurants are within walking distance of the address. Construction expected to finish by 2024.
