A new residential project is taking shape and form at 3664-3688 Overland in Palms, Los Angeles. The project proposal consists of the development of an eight-story mixed-use residential building on two parcels at 3664-3688 Overland and 3667-3673 Keystone Avenue.
Oakmont Capital is the project developer. Reed Architectural Group is responsible for the design concepts and construction.
Six months after breaking ground, the mixed-use apartment building is taking shape on a T-shaped parcel. The project will bring 188 residential units to an eight-story building. Plans call for the development of two podium-type apartment buildings that will feature 188 one- and two-bedroom apartments and 3,000 square feet of street-fronting commercial space. Parking space with a capacity of 106 vehicles will also be developed on the site.
Oakmont’s entitlements for the project include Transit Oriented Communities incentives, allowing for a larger structure than otherwise permitted by zoning regulations due to the property’s location near frequent bus service. In exchange for the bonus floor area, a total of 19 of the planned apartments will be set aside as deed-restricted affordable housing.
Renderings reveal an eight-story building facing Overland and a smaller five-story edifice fronting keystone. Architectural plans show mid-rise structures with shared amenities such as a fitness center, a rooftop deck, and a swimming pool.
The property site is located north of the intersection of Overland Avenue and Venice Boulevard. The apartment neighbors The Roy, a smaller mixed-use apartment building that opened in 2018, and The Jagger, another under construction apartment complex with ground-floor retail space.
