A new large-scale project offering office space has been proposed at 3855 Watseka Avenue in Culver City, Los Angeles. The project proposal includes the development of an office building, replacing a surface parking lot and two small office buildings.

LPC West, a subsidiary of Dallas-based Lincoln Property Company, and Clarion Partners are the project developers. Gensler is responsible for the design concepts.

The proposed project will consist of a four-story edifice featuring 150,000 square feet of offices. A three-level subterranean parking garage with a capacity of 546 cars will be developed on the site. Renderings reveal a glass-clad building featuring a roofline of sawtooth windows, multiple balconies, and amenity decks for tenants. The design showcases high ceilings and mass timber elements.

The developers hope to break ground as early as next year, and completion of the project is expected in 2024.

The project is located in an area where various major technology and media companies are building similar projects. Cupertino-based tech giant Apple has also revealed plans to build an office campus in Culver City.
