Plans to develop an office building at 11071 West Pico Boulevard in West Los Angeles have been proposed. The project proposal includes the redevelopment of a strip mall into an office building designed for biotech companies.

Los Angeles-based HATCHspaces and Denver-based NexCore are the project developers.

The project proposes to bring a five-story structure featuring 100,000 square feet of office space. The building will offer office spaces for wet lab facilities, adding to the recent boom in the development of office spaces catering to the life sciences industry.

While Los Angeles has not historically ranked among the country’s top life sciences clusters, officials have attempted to grow the industry through new bioscience hubs in Culver City and the South Bay.

The project is under review, and an estimated construction timeline has not been announced yet. The property site is located at the northeast corner of Pico Boulevard and Sepulveda Boulevard, near Expo/Sepulveda metro station.
