A new apartment building has been proposed at 2528 South Grand Avenue in historic South Central, Los Angeles. The project proposal includes the development of a seven-story mixed-use apartment building.

Los Angeles-based company Cityview is the project developer. Humphreys & Partners is designing the project. Other members of the project team include WPIC Construction LLC, Togawa Smith Martin, Nadia Geller Designs, and John Labib & Associates.

The project consists of a seven-story building which will feature 296 apartments offered as a mix of studios, one-bedroom, and two-bedroom units. Retail space measuring an area of 5,000 square feet will be developed on the ground floor. Parking for 390 vehicles will be provided on the site.

As a condition of approval for density bonus incentives permitting a larger structure than otherwise permitted by zoning rules, Cityview will set aside 25 of the apartments as deed-restricted very low-income affordable housing, with an additional three units priced for moderate-income households.

Renderings reveal a contemporary design in white, blue, and red shades on the facade. The mixed-use will feature multiple rooftop decks. Other amenities include a fitness center, a club room, and a swimming pool.

The project is on pace for completion in early 2023. The project site is located on the northeast corner of Adams Boulevard and Grand Avenue.
