Development Unwrapped At 3170 West Olympic Boulevard In Harvard Heights, Los Angeles

A new mixed-use development has finished construction at 3170 West Olympic Boulevard in Harvard Heights, Los Angeles. The project proposal includes the development of a seven-story building offering residences and retail space on two floors. The project has replaced a handful of small commercial buildings.

Bando Dela Corp is the project developer. Archeon Group is responsible for the design concepts.

Wrapping is off at the project site which will soon bring 252 residential units into a sevent-story building that will offer retail space on two floors. The retail spaces will yield a total area of 32,000 square feet, spanning on the first two floors of the building. The residential units will be offered as a mix of one-bedroom and two-bedroom apartments. The project will also provide parking for 311 vehicles on the site.

As a condition of approval imposed by the City of Los Angeles, Bando Dela will be required to aside 46 of the apartments as deed-restricted affordable housing at the very low-income level at completion. The provision of on-site affordable housing made the project eligible for density bonus incentives permitting a larger structure than otherwise allowed under zoning rules.

Renderings reveal a contemporary podium-type building, clad in a combination of stucco and metal panels. Architectural plans show amenities such as a rooftop deck and a courtyard swimming pool.

Bando Dela Corp purchased the development site with entitlements for $20.3 million in mid-2019. The project site is located on the southern portion of Olympic Boulevard & Hobart Boulevard, on the border of Koreatown and Harvard Heights. The estimated date of market availibity has not been announced yet.
