A new apartment building has been proposed for development at 159 South Maple Drive in Beverly Hills, Los Angeles. The project proposal includes the development of a six-story apartment complex with onsite parking. The project requires the demolition of three buildings offering 13 apartments on the site that were built in the 1920s and 1930s.
Maple Skyline, LLC is the project developer. SPF Architects is responsible for the designs.
The project will bring six-story apartment complex offering 29 residences as a mix of one-bedroom, two-bedroom, and three-bedroom units. The apartment sizes will range from 747 square feet to 2,577 square feet. The project is a density bonus project with six affordable units. The project will also offer parking for 72 vehicles in an underground garage.
Renderings reveal a contemporary designs with an exterior in fiber cement louvers, fiber cement panels, glass railing, and parapets.
The apartment complex will be developed with a two-story mass fronting Charleville Boulevard to the south, with the larger six-story mass oriented toward similar-scaled apartment blocks to the north. The lower-scale portion of the building will include inclusionary affordable units, capped by small private decks.
Construction will occur over an approximately 32-month period, commencing in the second quarter of 2023 and concluding by the fourth quarter of 2024.
