A mixed-use building has been proposed for development at 7771 West Beverly Boulevard in Fairfax, Los Angeles. The project proposal includes the development of a mixed-use building offering retail and residential spaces.

Los Angeles-based development firm Uncommon is the project developer. JZA Architecture is designing the building.

The proposed project calls for razing three commercial buildings to the clear the way for a new five-story apartment building featuring 53 residential units with 1,694 square feet of ground-level retail space and parking for 32 vehicles.

A previous proposal for the site called for 57 residential units and 70 parking stalls using density bonus incentives. Its sister development, planned with Transit Oriented Communities guidelines, has slightly less density, but utilizes more generous incentives to achieve reduced parking and other zoning concessions. In exchange, six of the new apartments are to be set aside for rent as affordable housing at the extremely low-income level.

The residences will be offered as a mix of studios, one-bedroom, and two-bedroom dwellings, as well as a rooftop amenity deck.

The development site sits directly across the street from the Television City complex, where Hackman Capital Partners is pursuing a more than $1-billion redevelopment that calls for adding new offices and soundstages to the campus.
