A new apartment complex has been proposed for development at 600 North Gramercy Place in Larchmont. The project proposal includes the construction of a five-story apartment building on an empty parcel.
Alder Holdings LLC is the project developer. JM Architect Inc is responsible for the designs.
Named the Clinton at Gramercy for its cross streets, the project site is a vacant parcel spanning an area of 11,000 square feet. The project will bring a five-story apartment building featuring 23 residential units above subterranean parking for 17 vehicles.
Requested entitlements include Transit Oriented Communities development incentives, allowing for a larger, denser development than otherwise permitted by zoning rules. In exchange, three of the new apartments will be set aside for rent as affordable housing at the very low-income level.
Renderings depict a contemporary podium-type building, capped by a large rooftop amenity deck. The estimated construction timeline has not been announced yet. The project site is located at the intersection of Gramercy and Clinton, one block south of Melrose Avenue.
