A new residential project has been proposed for development at 701-712 West Baker Street in Long Beach. The project proposal includes the construction of 200+ residences on a site located next to the Los Angeles River.
Newport Beach-based Integral Communities is the project developer. Woodley Architectural Group is responsible for the designs.

The project site is a parcel spanning an area of 20 acres. Named River Park, the project will construct 226 multifamily residences along with five acres of publicly accessible green space. The for-sale residences will be townhome units and detached single-family dwellings, with 11 to be set aside for purchase by lower-income households.
The project site is located along the east bank of the L.A. River, between Wardlow Road to the south and the I-405 Freeway to the north.

Renderings reveal multiple two-story and three-story structures, showcasing Spanish Colonial, Italianate, and Santa Barbara styles. Plans call for a mix of two-bedroom, three-bedroom, and four-bedroom floor plans, ranging from 1,500 square feet to 2,400 square feet in size. Each unit will include a two-car garage.
As part of its agreement with the City of Long Beach, the developer is required to set aside the northernmost five acres of the development site as landscaped open space centered on a soccer field. The new green space will be owned and maintained by the River Park homeowner’s association, but kept available for use by the general public.
Construction of the homes is expected to occur in phases over a nearly four-year period. The estimated market availability has not been revealed yet.
