A mixed-use project has been proposed for development at 1901 East 4th Street in Santa Ana. The project proposal includes the development of a large-scale mixed-use community offering residences, townhomes, commercial spaces, onsite parking, and onsite amenities.
Fairfield Residential is the project developer. AO is responsible for the designs. Townhomes are designed by KTGY.
Named Cabrillo Town Center, plans call for a large-scale mixed-use project on a nine-acre site. 500+ homes, commercial spaces, townhomes, and onsite parking are up for approval. The proposed development will include a five-story apartment complex offering 449 units, a seven-story parking garage with spaces for 989 cars, 58 townhomes, and commercial space on the ground floor spanning an area of 6,000 square feet. Plans call for apartments ranging from studios to two-bedroom dwellings. On the northern side of the property, three-story townhomes are planned facing 5th Street. The townhomes will feature a mix of two-bedroom, three-bedroom, and four-bedroom units.
Renderings reveal a wrap-style building surrounding the proposed parking garage. Plans show a contemporary low-rise structure aligned toward 4th Street, with ground-floor retail flanked by a public plaza.
Instead of building affordable units, Fairfield has proposed to pay an in-lieu fee toward the production of affordable housing elsewhere in Santa Ana. Reports reveal that the developer will pay over $8 million, based on the number of apartments proposed and square footage of the complex. The staff report estimates that the approximately $250-million development is expected to generate $22.8 million in recurring revenue for the city, as well as 1,913 temporary jobs and 32 permanent jobs.
Santa Ana Planning Commission has scheduled a design review meeting today. The property site is located just east of the 5 Freeway.
