Construction is underway on The Carina, an eight-story residential development at 2828 North MainPlace Drive in Santa Ana. The project is planned with 408 apartments in studio, one-bedroom, and two-bedroom layouts. Lowe is developing the property in partnership with Affinius Capital and Centennial, with AC Martin serving as architect and W.E. O’Neil as general contractor.
The building is organized with five residential levels above three levels of above-grade structured parking, along with one additional parking level below grade. That arrangement creates an elevated residential and amenity zone above the parking podium rather than placing all common space at ground level.

More than 84,000 square feet of terraces and courtyards are planned throughout the development. A fourth-floor amenity deck is shown with a swimming pool, spa, outdoor dining areas, seating, and landscaping, while additional indoor spaces include fitness and yoga rooms, coworking and study areas, a maker space, dog facilities, and parcel storage.

The supplied renderings show several interconnected residential wings finished in white, dark gray, and wood-toned exterior treatments. Projecting balconies and larger glazed sections punctuate the upper floors, while repeated angled elements screen portions of the parking structure along the longer street elevation. The central amenity area is positioned above the podium and framed by surrounding residential volumes.

Recent photographs supplied by W.E. O’Neil show active work across the site, including completed below-grade perimeter walls and substantial vertical concrete construction. The project is therefore well into its structural phase, although the photographs do not establish a precise percentage of completion.
The Carina is expected to be completed in the fourth quarter of 2028.
